BEC performed the conditions assessment and worked with Temple Shir Tikva (TST) to determine the HVAC capital upgrade needs. The goal was to improve overcome maintenance and reliability concerns of ageing infrastructure, improve Indoor Air Quality (IAQ), and decarbonization. BEC developed a Basis of Design for the proposed upgrades.
BEC acted as the Owners Technical Representative helping manage the overall project from start to finish and Quality Assurance Commissioning (QACx) Agent. BEC assisted TST with hiring the design team and evaluating design and design decisions. After design was complete, BEC assisted TST with budgeting the upgrade project, which was during the pandemic with price increases. BEC coordinated the bidding of the project and evaluation of General Contractors (GCs). GreenerU was awarded the project as GC after successful scope and fee negotiation. BEC provided regular quality control of the construction, coordinating construction activity with the design engineers and tested the building systems as part of the QACx process. The project came in on budget and was awarded over $350,000 in MassSave incentives.
