Brewster Woods Community Housing

Description

Brewster Woods Community Housing consists of two PHIUS+ 2018 Certified Passive House projects, providing a total 30 affordable housing units to the residents of Cape Cod. Building 30 (7 units) and Building 40 (23 units) are both constructed with 2×6 stud walls with exterior continuous insulation and hurricane rated double-pane tilt and turn windows. Both buildings utilize a central Mitsubishi VRF heating and cooling system, while rooftop Ventacity ERVs provide balanced ventilation directly to each space. Hybrid heat pump water heaters located in closets off the corridors complete the projects’ all-electric lineup, resulting in zero combustion systems onsite (backup generator not withstanding). Both buildings easily met the stringent Phius airtightness requirements (0.06 cfm50/sf), with Building 40 achieving 0.05 cfm50/sf and Building 30 at 0.0326 cfm50/sf. An extensive PV array provides enough electricity to completely offset Building 30’s energy usage, and most of Building 40’s usage as well. Both buildings were certified by Phius in June 2023, with Building 30 achieving PHIUS+ Source ZERO.
