The Kenzie at Bartlett Station

Description

The Kenzi at Bartlett Station is a 50-unit affordable housing building in Roxbury, MA. The building is part of a five-phase development, situated on the former Bartlett Station bus yard. The building will support individuals aged 55 or older with low or middle-income housing needs. The building consists of 57,576 square feet over five floors. The building sits on top of a parking garage, and also has an art gallery space.
The project is pursuing certifications under the stringent Passive House Institute United States (Phius) CORE 2021 standard and LEED standard. The building will feature a high-performance enclosure, including an R-63 roof, R-35 exterior walls, R-20 garage ceiling, R-20 slab on grade, and U-0.18 triple-pane casement windows. The enclosure will be extremely air-tight to reduce energy use and increase building durability. The building will also feature fossil fuel-free high-efficiency electric heating, cooling, ventilation, and domestic water heating mechanical systems, solar photovoltaic panels, as well as a battery backup power system, one of the first approved applications in the state.
