The Amethyst Brook Apartments project is a 34-unit affordable housing development in Pelham, MA. The project consists of a 6-unit building and a 28-unit building, which will include 24 one-bedroom units, 7 two-bedroom units, and 3 three-bedroom units. The 6-unit building will have two stories and consist of 8,544 gross square feet, while the 28-unit building will have four stories including a basement and consist of 31,326 gross square feet. It is the first rental housing development in Pelham, and represents a significant percentage of the town’s affordable housing portfolio.
The 6-unit building will be ENERGY STAR certified, while the 28-unit building will be certified under the Passive House Institute United States (Phius) CORE 2021 standard. Both buildings will feature robust, high-performance enclosures. The buildings will also feature high-efficiency electric heat pump heating, cooling, and domestic water heating systems, as well as promoting healthy Indoor Air Quality (IAQ) with Energy Recovery Ventilator (ERV) systems.

Description

The Kenzi at Bartlett Station is a 50-unit affordable housing building in Roxbury, MA. The building is part of a five-phase development, situated on the former Bartlett Station bus yard. The building will support individuals aged 55 or older with low or middle-income housing needs. The building consists of 57,576 square feet over five floors. The building sits on top of a parking garage, and also has an art gallery space.
The project is pursuing certifications under the stringent Passive House Institute United States (Phius) CORE 2021 standard and LEED standard. The building will feature a high-performance enclosure, including an R-63 roof, R-35 exterior walls, R-20 garage ceiling, R-20 slab on grade, and U-0.18 triple-pane casement windows. The enclosure will be extremely air-tight to reduce energy use and increase building durability. The building will also feature fossil fuel-free high-efficiency electric heating, cooling, ventilation, and domestic water heating mechanical systems, solar photovoltaic panels, as well as a battery backup power system, one of the first approved applications in the state.

Fifth City Commons / Garfield Green is a 43-unit affordable housing building, developed by Preservation of Affordable Housing (POAH) located on a long-vacant lot in Chicago’s West Side. The project achieved Phius CORE 2021 Design Certification in May 2023, and is currently under construction. This 3-story building will offer one-, two-, and three-bedroom apartments along with multiple tenant amenity spaces and a ground floor commercial space. A central LG VRF system provides heating and cooling, while a high-efficiency Swegon Dedicated Outdoor Air System (DOAS) provides direct ventilation to individual spaces. Heat pump water heaters located in closets off corridors provide efficient water heating for tenants. A rooftop PV system is anticipated to produce ~235,000 kWh annually significantly offsetting the expected building energy usage. R-21 Armorwall insulation panels provide continuous insulation as well as the primary air and water barrier for the building, with Alpen triple-pane windows used for glazing. In 2019 the project was a winning entry in the global C40 “Reinventing Cities” competition due to its sustainable design and repurposing of a long-vacant lot.
